Common Roof Problem Areas to Watch Out for from the Roofing Repair Experts at Coates Bros.

August 31, 2020

Both commercial and residential roofs have some spots that are more vulnerable than others. Our roofing repair experts here at Coates Bros. get called to make repairs every single day, and have definitely seen some common issues over the years. To help homeowners and commercial building managers and owners be more aware of these potential problem spots, our employees put together a list of the most common areas that are more susceptible to having issues:

1.       Valleys or low points in the roof.

On a residential home, this is typically the valley where two or more peaks meet. On a commercial roof, this might be a section of the roof that sits lower than the others. Either way, this area of a roof is a prime location for water to sit and settle in. If your roof doesn’t drain properly, or if debris gets stuck in these areas, it can cause more stress on the roofing materials, whether it’s a shingle roof or a flat roof. Typically this area will be secured with flashing, which is basically a metal seal that helps guard these vulnerable points. If your flashing is at all damaged, you could see some serious issues with the area underneath as a result.

2.       Areas with cracked, missing or otherwise damaged materials.

This one might sound obvious, but sometimes it can be hard to tell when your shingles or roofing materials are cracked and damaged, especially if you can’t see them. It’s pretty common for our roofing repair experts to get a call about a roof leak and when they inspect the roof, the reported issue is stemming from an area with missing or damaged roofing materials. If you see any damage on your roof, be sure to call us right away so we can fix the problem before it gets worse!

3.       Areas where your gutters attach to the roof or the gutters themselves.

Gutters are a huge piece of your home or building’s structure. They keep water flowing away from the building to help avoid leaks and water damage. If your gutters are failing to function properly you will likely see the consequences before long. For a full description of just how bad damaged gutters can be, read our blog post on how gutters protect your home!

These points are just a few of the most common areas our roofing repair experts have seen that are typically more vulnerable than others. If you notice any of these issues happening on your home or building, schedule a free estimate! Call us at 440-322-1343 or fill out a contact form on our website.
